How Spray Foam Works
Spray foam is a two-component polyurethane material that expands on contact, filling every gap, crack, and irregular surface. Unlike blown-in insulation — which sits on the attic floor — spray foam can be applied to the underside of roof decking, creating a "hot roof" assembly where the attic space itself becomes conditioned.
This is particularly valuable in South Florida homes where HVAC equipment and ductwork are located in the attic. Conditioning the attic space dramatically improves HVAC efficiency.
Open-Cell vs. Closed-Cell Spray Foam

Open-cell spray foam has a soft, spongy texture. The cells within the foam are not fully closed, allowing air (but not water) to pass through.

Caution for South Florida: Open-cell spray foam is vapor-permeable. In South Florida's humid climate, this means moisture vapor can migrate through the foam and potentially condense on cold surfaces (like air conditioning ducts). This is not a problem in all applications, but it requires careful consideration.
Closed-Cell Spray Foam
Closed-cell spray foam is rigid and dense. The cells are fully closed, making it impermeable to both air and water vapor.

- R-value: R-6 to R-7 per inch
- Vapor permeability: Very low (acts as vapor barrier)
- Air barrier: Excellent
- Structural reinforcement: Adds rigidity to roof decking

When Spray Foam Makes Sense vs. Blown-In

- Your HVAC is in a conditioned space (not the attic)

Spray Foam and South Florida's Humidity
South Florida's subtropical climate creates specific considerations for spray foam installation:
Temperature and humidity affect curing. Spray foam must be applied within specific temperature and humidity ranges. Professional installers monitor conditions and adjust application accordingly.
Vapor management. In South Florida, moisture moves from outside (hot, humid) to inside (cool, air-conditioned) during summer. Closed-cell foam on the underside of roof decking creates a vapor barrier that prevents this moisture from entering the attic assembly.
Off-gassing. Freshly applied spray foam off-gasses for 24–72 hours. Occupants should vacate the home during application and for at least 24 hours afterward.

Closed-cell spray foam:
