Boca West is one of Boca Raton's largest and most prestigious communities, with homes ranging from 1970s villas to 1990s estate homes. The variety of construction eras means insulation needs vary widely — but most Boca West homes have one thing in common: original or minimally upgraded insulation that's well below current standards.
Typical finding: R-11 to R-22 depending on construction era and any previous upgrades.
Recommended: R-49 or R-60 blown-in fiberglass. Larger homes in Boca West have significant attic square footage, which means larger energy savings from a proper upgrade.
Broken Sound Country Club (33434)
Broken Sound's homes were largely built in the 1980s and 1990s. Builder-grade insulation from that era has settled significantly — many homes that started at R-19 are now performing at R-11 or less.
Typical finding: Compressed fiberglass batts at R-11 to R-19.
